Initial phone call with James

Initial phone conversation to discuss details of your project.


On-site meeting

On site meeting to view specific site conditions and discuss in more detail the project brief, budget, level of finishes and suitable architect or designer for your project.


On site meeting with architect or designer

Initial design meeting to discuss the project brief and any ideas with the architect or designer in order for them to provide a design fee proposal.


Development of Design concepts

Initial concept plans are produced for review, feedback.


Review and revisions of concept drawings

The design and scope is reviewed and amended to align with your specific goals.


Initial cost estimate

We can help with an early estimate of costs based on the concept plans and early scope of works.


Development Application (DA) or Complying Development Certificate (CDC) design development

The design and documentation is further developed and refined to the point at which we are ready to lodge the DA or apply for a CDC

This set is prepared in order to seek planning approval from the local council in the case of a DA submission or a Private Certifier in the case of a CDC . It focuses on how the proposed building fits within the planning rules. Things like setbacks, heights, heritage impacts if applicable, and streetscape. Typical documents required for this stage include site plan, floor plans, elevations, sections, shadow diagrams, Landscape concept plans, Statement of environmental effects, BASIX certificates and waste management plans.


Second cost estimate

It’s not uncommon for client driven changes to occur between concepts drawings and DA/CDC plans. It’s a good idea at this stage to check that costs are within budget prior to lodging the DA or CDC application to ensure the estimate is within your budget.

Interior designer

If the preference is to engage an interior designer, we will help aligning an interior designer we feel is a good fit for the type of project. Once cost for this service are agreed.


Construction Certificate documentation (CC Set)

The documentation is further developed and refined. The CC set is more technical and detailed. It’s prepared after DA approval and is used to demonstrate that the construction will meet the Building Code of Australia, the National Construction Code (BCA/NCC) and other relevant regulations. Other documents that are not required at DA/CDC stage are prepared and can include documents such as engineering, construction details and sections, waterproofing details, fire separation details, detailed joinery drawings.

Once we have a full set of CC documents we will be in a position to provide a fixed quote for your project.

Discuss quote options

If you have a full set of design documentation we can progress to quoting and provide a fixed price. If we don’t have a full set of design documentation then it can be difficult providing a reliable fixed price for the works and as such we could either enter into a cost plus contract if the preference is to start works as soon as possible. Alternatively and our preference would be to commence a stand- alone planning and budgeting service where we would consult with you in order to develop the documents and tighten the scope of works to a level where we are able to provide you with a fixed price.

Once the scope of works is confirmed, we provide a fixed-price quote.

Once the construction Certificate has been issued, building works can commence.
